Designing a Dispensary: Tips for Success from Industry Experts
A dispensary’s design is often a cannabis company’s first impression—and first impressions matter. A well-thought-out design doesn’t just look good; it can evoke emotions, engage shoppers, streamline customer service, and even boost sales.
At Cannabis Conference 2022, design and industry leaders shared insights on how to create a dispensary that prioritizes both aesthetics and functionality. Here’s a roundup of key “do’s and don’ts” to help you design a space that wows customers and stays compliant.
DO: Have a Plan—But Stay Flexible
Launching a dispensary is a lengthy process, often stretching over several months or even a year. Sumer Thomas, director of regulatory operations at Canna Advisors, highlighted the importance of flexibility, given the many variables and potential delays in the cannabis industry.
When it comes to the buildout, Amanda Ruge, co-founder of Flowspace Design, advised operators to anticipate setbacks. Virginia Maggiore, principal of Retail Design Collaborative (RDC), recommended tackling multiple steps simultaneously to stay on track.
For example, while waiting for license approval, consider moving forward with architectural plans or ordering materials. As Maggiore noted, “It’s a risk, but it keeps things moving.”
Pro tip: Prioritize materials with long lead times. A delayed chair might not be a big deal, but missing POS systems could halt operations.
DO: Prioritize Compliance
Compliance is non-negotiable in the cannabis industry. Wendy Bronfein, chief brand officer at Curio Wellness, emphasized maintaining open communication with regulators.
“Be transparent about delays or issues,” Bronfein said. “Regulators appreciate honesty, and proactive communication can save you from bigger problems later.”
To avoid compliance headaches:
- Ensure your buildout matches your license application.
- Consult with your application writer during the design phase.
- Train contractors on security requirements, including vault construction and POS system placement.
DO: Perform Due Diligence on Your Location
Choosing the right location is critical. Some states only allow dispensaries in retail-zoned areas, so research local regulations before signing a lease.
Key considerations:
- Zoning Compliance: Ensure your location meets distance requirements from schools, daycares, and churches.
- Parking and Accessibility: Ample parking and access to public transportation or foot traffic are essential.
- Community Relations: Engage with the local community early to address any concerns about your presence.
For high visibility, Bronfein recommended locating in bustling retail districts. “You want to be in the best high-traffic area with strong visibility,” she said.
DO: Think About Flow and Functionality
How customers navigate your dispensary can make or break their experience. Maggiore suggested considering every detail, from how customers see products to how transactions flow.
“Is your product visible in one glance, or do customers need to browse multiple cases? How does your inventory move from storage to the sales floor?” she asked.
Wayfinding is also essential. Use clear signage to guide customers through your offerings, and aim to engage all five senses. Texture, scent, and sound can create a memorable shopping experience that brings customers back.
DO: Educate Your Employees
Well-trained employees are your greatest asset. Ruge stressed the importance of staff knowledge, especially when it comes to product education.
“It’s more than just THC percentage or indica versus sativa,” she said. “Teach employees about terpenes, cannabinoids, and how products affect different customers. This knowledge helps customers make informed decisions and builds trust.”
DON’T: Overlook Curb Appeal
Curb appeal isn’t just for homes—it’s a critical aspect of dispensary design. A visually inviting exterior can draw in curious customers and set the tone for what they’ll find inside.
Bronfein advised focusing on cleanliness, professional signage, and attractive landscaping to make your dispensary stand out.
Designing a dispensary is about more than aesthetics—it’s about creating an environment that serves both customers and your bottom line. By planning carefully, staying flexible, prioritizing compliance, and focusing on customer experience, you can set your cannabis retail operation up for success.
